Dear client, The Transfer of Property Act prescribes various grounds that may invalidate your ownership over a land or immovable property. - Section 7&11: the property must be transferable and must be transferred by a competent (not minot, soundness of mind) person. - The transfer becomes voidable at the option of the person affected, if the transfer is facilitated by fraud or misrepresentation. - Most type of transfers are valid only if they are registered. - According to section 52, if the transfer happens during the pendency of a suit connected to the property, such transfer is invalidated. Etc., I hope this answer helps. In case of future queries, please feel free to contact us. Thank you.

If someone takes over land or property illegally through cheating, forgery, or force, you can file a police complaint under criminal law. You can also file a civil case to get back your property and stop them legally. Complaints can also be made to local authorities like the Tehsildar or RERA.
