Is giving documents to builder for loan legally safe?

We were recently approached by an agent offering us a 6% share on the loan amount for a house we plan to purchase. The builder will pay the EMIs to us, and we will then pay them to the bank. After two years, the builder wants to transfer the property back into their name. This means we would provide our documents for the bank to sanction the loan, and the money would go to the builder. The builder would pay the EMIs for two years and then reclaim the property. Should we provide our documents to the builder? Is this legally safe?
