How can I take legal action against builder delay?

I gave a construction contract to a builder in Chennai for an 800 sq. ft. property. As per the contract, the construction was to be completed by June 2025. Currently, the builder has completed work only up to wall plastering. According to the contract, I am required to pay ₹1,20,000 only upon completion. However, the builder is now demanding ₹75,000 to resume the work and has stopped construction. Since I am presently in Delhi, how can I take legal action?

Dear Client, You can file a suit for specific performance. The builder was supposed to deliver the completed building by June 2025 and has defaulted in it and has breached the contract, since you need the buidling to be completed, you can go with a suit for specific performance. Assuming that the building is at Chennai and the contract was made in Chennai, the courts in Chennai would have the jurisdiction to look after the case. I hope this was helpful. Since the builder has stopped work and is demanding extra money, you can first send a legal notice citing the contract terms. If no response, file a civil suit for breach of contract in court or seek arbitration, depending on contract terms.
