Can I cancel a registered sale agreement?

I have land in Hassan inherited from my father through a registered will. In 2016, the buyer (a Muslim) and I made a sale agreement through my uncle’s GPA. The buyer paid ₹16 lakh as an "advance" for the entire land, mentioned in the agreement as full payment. The land hasn’t been registered till 2024. How can I cancel the sale agreement? What are the implications?
