Do I need to pay increased registration fees in 2024?

The property is located in Airoli, Navi Mumbai - 400708. I had executed an Agreement of Sale on 24/11/2020 during the COVID period, when the registration fee was 3%. However, due to certain reasons, we couldn’t complete the Sale Deed. Now in 2024, I want to execute the Sale Deed. As the current registration fee is 6%, do I need to pay the difference in registration fees, or will the earlier 3% be considered?

Since your Sale Deed was not registered in 2020, current stamp duty and registration charges will apply. The earlier 3% is not valid anymore. You will have to pay 6% (or whatever is currently applicable) when you register the Sale Deed in 2024. Consult the sub-registrar for the updated amount and exemptions (if any).
