What is the process to sell property with Power of Attorney?

My wife and I jointly own a property in Pune, Maharashtra. We have relocated and want to sell our flat. My question is, do we both need to be present for the sale, or can one of us prepare a Power of Attorney in the other's name to sell the flat? If the latter is possible, can one of us travel and complete the sale, leaving our young kids behind? Any advice would be helpful.
