How to register sale deed with jailed person’s consent?

A man currently in Central Prison, Bangalore, fraudulently registered a property worth ₹50 lakhs in his name for ₹4 lakhs. By God’s grace, through a well-wisher, he has now agreed to execute a sale deed in favor of a new buyer who has offered ₹45 lakhs. I have an existing loan of ₹40 lakhs on the property, and the outstanding interest is more than ₹8 lakhs. Please guide me on how to complete the registration process.

Get permission from the prison superintendent for the jailed person to sign the sale deed at sub-registrar office or through a power of attorney.
