What rights do I have in pagdi redevelopment process?

Our 80-year-old pagdi system building is going into redevelopment, initiated by the landlord. I have a few questions: What is the minimum area we will get for a 140 sq. ft. commercial shop? Is it 300 sq. ft. as per rules? The landlord is demanding ₹4 lakhs to add a legal heir’s name as co-tenant. Is it better to do this now, or can I ask the builder to add the legal heir as co-owner during redevelopment? What is the procedure and cost of transferring the property to a legal heir after the owner's death—during or after redevelopment? Is a succession certificate needed, and are registration charges payable as per government rates?
