Can landlord demand a 44% rent hike after lease expiry?
I had taken a flat on rent with a registered lease and license agreement for 24 months, with a rent of Rs 12,000 for the first 12 months and Rs 12,500 for the next 12 months. However, after 16 months, the owner asked to increase the rent to Rs 14,000 instead of the Rs 12,500 agreed upon in the agreement. So, I started paying Rs 14,000 as rent for the remaining months. After 24 months (when the agreement expired), the owner orally asked to increase the rent to Rs 18,000 (a 44% rise from the last agreed rent of Rs 12,500) or else vacate the flat. Can the owner ask for such an exorbitant increase (44%) in rent after the expiry of the lease and license agreement? What options do I have as a tenant to protect myself from eviction at this stage?
