Can my mother gift property to me without my wife’s interference?

My mother owns a plot in Bangalore, within BBMP limits (B-Khata property). It is her self-earned property (through a sale deed) and is NOT ancestral property. The terms between my mother and my wife are not good. I have a sister (born in 1983). My sister received some money from my mother as a gift. Now, my wife is asking me to "ask my mother to give me the plot to compensate the favor she did for my sister." My wife believes my mother should do justice to me as well by giving me the property. My mother is willing to gift me the plot and has agreed to do so. However, my mother is concerned that my wife might pressure me and get the plot transferred to her name once it is gifted to me. My mother wants ME to own the property, NOT my wife. She is firm on this point. A registered WILL in my favor is not acceptable to my wife, as she believes that the WILL can be canceled or amended.

If your mother wishes to gift you the property, she can do so, but your wife’s concerns about future control can be addressed legally. To ensure the property remains in your name, your mother can gift it to you through a gift deed. A registered will is also valid but could be amended.
