What happens if plot is shown as house fraudulently?

I have a plot for sale with an approved site plan by the local authority. It previously had an old house, which was demolished a few years ago. The buyer wants the sale deed to mention a house (instead of a plot), using pictures of another house, as we want to receive the payment in white above the circle rate. Will this create legal issues for me in the future? What precautions should I take if I agree to this arrangement?

Showing a house in the sale deed when it's actually a plot is illegal and may lead to charges of fraud, forgery, or future tax/property disputes. Avoid misrepresentation.
