Is Succession Certificate mandatory for 7/12 land transfer?

The agricultural land, as per the 7/12 extract (MahaBhulekh), is in the name of my deceased husband (death certificate available). I possess the original registered sale deed of the property. I have a registered Power of Attorney (POA) from my two adult daughters in my favour. A registered Will exists, naming me as the sole beneficiary. Question: For recording the Varas Nondh (succession entry) in the 7/12 extract, the Talathi is insisting on a Succession Certificate, despite the existence of a registered Will and POA. Is a Succession Certificate mandatory in this case for updating land records in Maharashtra? What other documents are required? Is it possible to apply online through the MahaBhulekh portal?

Even if you have a registered Will and Power of Attorney (POA), some Talathis may still insist on a Succession Certificate to avoid legal disputes. It may be possible to apply online via MahaBhulekh.
