Can a sale agreement be Cancelled?

Sir/Madam, I made an agreement of sale of Shop, at ground floor in January 2021, on which I received some initial amount of Rs 10 lakhs the remaining balance will be paid at of registration of shop but, it's almost 35 months completed 36 month is running, in January 24 the 3 years will complete, can I able to break the agreement of the said shop if it is possible, then please help me with your suggestion.
