How to update RTC for old ancestral land purchase?
I am writing to seek clarification and guidance regarding an ancestral agricultural land located in [insert village name], Mandya District, Karnataka. My great-grandfather purchased the land through a registered sale deed in 1946. However, despite the registration, the ownership details were never updated in the RTC (Record of Rights, Tenancy and Crops) or mutation records. As a result, the revenue records still reflect the name of the previous owner. We have obtained an Encumbrance Certificate (EC) that clearly shows the land was purchased by my great-grandfather and continues to stand in his name. This discrepancy between the registered deed and revenue records has caused confusion over rightful ownership and is preventing us from exercising ownership rights or initiating any legal or agricultural processes related to the property.
Even though your great-grandfather bought the land, if it's not updated in revenue records, apply for mutation at the local Tahsildar office with the sale deed and EC. If they refuse or delay, you can go to the High Court. Also get a legal heir certificate to prove family ownership for smooth processing.
