What precautions should I take when purchasing land in builder's company?

I have met with a builder/ real estate developer through a broker. Then the builder introduced me with a project in which I have to purchase a land of rupees 32 cr which includes all expenses such as property purchase and money which I have to give to the people residing over there as compensation. Then after that the builder will construct buildings and a shopping complex over there. Additionally he has agreed that all the construction expenses will be done by him. Then after he is doing an MOU with me stating that he will give me 64 crore against my investment of 32 cr for land. He had mentioned payment terms that he will pay 21 cr every year for a period of 3 years from the date he will start construction. My concern is that plz guide me which measures I should take in order to avoid any consequences. Another point is that he is telling me to purchase the land in his company name, not in my sole name. What can I do?
